Consumer cleaning products are diluted for safety on store shelves. Professional softwash uses concentrated, surface-specific biocides that actually kill organisms at the root — not available in any hardware store. The chemistry is the most important part of the result.
HydroBoss carries complete general liability coverage on every job. If anything is accidentally damaged, it's covered — at zero cost to you. Unlicensed or uninsured contractors offer lower quotes because they're transferring that risk onto the homeowner.
A proper softwash takes 2–4 hours because it has to. The dwell time — the period the solution sits on the surface activating against organisms — is what determines whether results last 2 weeks or 2 years. Rushing it produces a worse outcome.
Every job includes before and after photos, emailed to you the same day. This creates a visual record of the result and the condition of your property — useful for insurance purposes and for tracking maintenance history over time.
Pre-rinsing and post-rinsing all plants, shrubs, and garden beds around the work area takes additional time and water. It's standard practice on every HydroBoss job — but not every operator does it, which is why plant damage after cleaning is a common complaint.

How Softwashing
Actually Works
Most people assume cleaning is about pressure. It is not. The water is just delivery. What cleans your property is chemistry — and what determines how long it stays clean is how long that chemistry is allowed to work.
A biodegradable sodium hypochlorite solution is applied at low pressure — 60 to 100 PSI, similar to a garden hose. It coats the surface and begins penetrating the biofilm that algae and mold use to protect themselves.
The solution dwells on the surface for 10 to 20 minutes. During this time it breaks through cell walls and destroys organisms at a biological level — killing the root, not just rinsing the surface. This is the step budget operators skip.
A thorough low-pressure rinse removes the solution, dead organisms, and all surface debris. No residue, no chemical smell. Results last 2 to 5 years because the growth is biologically eliminated — not just pressure-blasted off.
